A new kind of neighborhood is coming to Nampa, and it’s a little different than what we usually see.

Greenhurst Cottages is a planned neighborhood near Sunny Ridge Road. It will include 43 small, cottage-style homes built on just over 3 acres.

The goal is to create a friendly, walkable neighborhood where people feel connected.
What makes this neighborhood different?
One of the biggest differences is the shared open space.
The project includes more than 25,000 square feet of common courtyard space. That’s more open space than the city requires. Some homes will have front doors and front yards facing these shared areas, which helps create a stronger sense of community.
Instead of everyone staying in their own backyard, neighbors may see each other more often — walking, relaxing, or spending time outside.
Why city leaders support this project
City leaders have said for years that they want to see more cottage-style housing in Nampa. During the meeting, commissioners shared that it was exciting to finally see a project like this moving forward.
Cottage-style neighborhoods give people another housing choice. They are a middle option between large single-family homes and big apartment complexes.
This type of housing can work well for downsizers, first-time buyers, or anyone who wants less space to maintain.
What about lot sizes and parking?
Because this project is a planned unit development, the city allows some flexibility.
Each home will sit on a smaller lot, but there are clear rules. All lots must be at least 2,000 square feet, and the developer has agreed to meet that requirement.
Parking was also reviewed carefully. Each home will have a garage and an extra parking pad. There will also be guest parking throughout the development. The project meets the city’s parking requirements.

The project now goes to the City of Nampa City Council for final approval.
