Braeburn Creek: Nearly 500 Homes at Amity and Happy Valley

A big subdivision is being proposed near Amity Avenue and Happy Valley Road, and this one is not exactly small.

Toll Brothers wants to build 487 homes on about 138 acres just outside Nampa city limits, but inside the area the city expects to eventually annex. If approved, it would be one of the larger single-family developments moving through Nampa right now.

The project is called Braeburn Creek, and it goes before the Nampa Planning & Zoning Commission on September 29, 2026.

Toll Brothers is not new to Nampa. The builder has already been active in communities including Carriage Hill West and Silver Star. Its local communities often include shared amenities, and Silver Star, for example, includes a community pool, pool house, walking paths, park and playground. Braeburn Creek follows a similar pattern with a clubhouse, pool, sport courts and miles of pathways planned for residents.

What’s Being Proposed

Braeburn Creek would include 487 single-family houses, broken into three general lot sizes:

• 144 smaller lots, mostly closer to Happy Valley Road
• 177 mid-size lots
• 166 larger lots, mostly along the north and east sides

The developer says putting the larger lots along the north and east sides helps create a transition to surrounding properties.

The land is currently in Canyon County, but it sits inside Nampa’s Area of City Impact. Toll Brothers is asking the city to annex the property and zone it for residential development.

The Build Could Take Seven Years

Don’t expect anyone moving in next year.

The current plan breaks the project into 14 phases over about seven years. The first final plat is expected in late 2027, and the first residents would not be expected to move in until the end of 2028 at the earliest.

That is longer than what Toll Brothers told nearby residents earlier this year, when the company described a roughly five-year build with construction starting in 2027, depending on market conditions.

Roads Are Getting a Facelift, Eventually

Anyone who already dreads that Amity and Happy Valley roundabout will want to pay attention here.

Toll Brothers says it would help upgrade the intersection from a single-lane roundabout to a dual-lane roundabout, and that work is planned for Phase 1.

The developer would also build more than 1.5 miles of new collector roads, including extending Cruse Lane north through the project, along with curb, gutter and sidewalks along Amity and Happy Valley.

According to Toll Brothers, its traffic study found that the planned road improvements and traffic impact fees would be enough to handle the project’s traffic.

We have not reviewed the full traffic study yet, so that is one piece we are still watching for.

What You’d Actually Get

If it gets built, Braeburn Creek would include a clubhouse and pool, sport courts, a half basketball court, playfields and about 2.6 miles of walking paths.

One of those paths would be a 12-foot-wide regional pathway along the Amity Drain.

The clubhouse and pool are planned for Phase 2, so residents would not have to wait until the very end of the project for the main amenities.

Water, Sewer and Schools

Toll Brothers says city water and sewer capacity is available for the project, though several line extensions would be needed.

The plans call for extending a sewer main west in Victory Road, extending a water main in the Victory right-of-way and extending pressure irrigation along Amity Avenue.

The property falls inside the Nampa School District.

Toll Brothers says it has talked with district leaders and points out that the district has seen declining enrollment in recent years. That is the developer’s framing, not a separate school impact study, so it is worth keeping that distinction in mind.

What Happens Next

Braeburn Creek goes before the Nampa Planning & Zoning Commission on September 29, 2026.

Because the project requires annexation into Nampa, it would also need to go before the Nampa City Council before anything is final. The city’s own pre-application notes show both a Planning & Zoning hearing and a City Council hearing as part of the process.

We do not know the exact final home count yet. Most of the current project paperwork lists 487 homes, while an earlier draft shows 493.
